Plaintiff, August Edward Roeder, brought this action against his grandniece, Margaret Jane Roeder, to set aside a deed and to compel a reconveyance of certain real property on the ground that such deed had been secured by fraud, undue influence and mistake, and that there had not been a valid delivery.
